Why Crawl Space Moisture Is So Common in King County

Our region receives 37-50+ inches of rainfall annually, depending on location. Combine that with clay-heavy soils that drain poorly, homes built on slopes, high water tables in valley areas, and the general humidity of the Pacific Northwest — and you have ideal conditions for crawl space moisture problems.

The soil beneath your home constantly releases moisture vapor. During rain events, surface water can migrate through the soil toward your foundation. In homes with inadequate drainage or grading, water can enter the crawl space directly through foundation vents, cracks, or joints.

Signs You Have a Crawl Space Moisture Problem

Musty odors in your home. Up to 40% of the air you breathe on your first floor comes up from the crawl space through a process called the stack effect. If your crawl space is damp, that musty smell enters your living space.

High humidity indoors. If your home feels humid even when the heat or AC is running, the moisture may be rising from below. Condensation on windows during mild weather is another indicator.

Sagging or bouncy floors. Moisture weakens floor joists and subfloor materials over time. If your floors feel soft, bouncy, or have developed noticeable sags, crawl space moisture is a likely culprit.

Pest activity. Damp crawl spaces attract insects, rodents, and other pests. If you’re seeing increased pest activity, moisture may be the root cause.

Increased heating costs. Damp insulation loses its effectiveness. If your heating bills are climbing without explanation, compromised crawl space insulation from moisture may be the reason.

Standing water. This is the most obvious sign and requires immediate attention. Standing water in your crawl space can lead to foundation damage, severe mold growth, and structural deterioration.

Common Causes of Crawl Space Moisture

Poor exterior grading. When the ground around your foundation slopes toward the house instead of away, rainwater flows directly toward your crawl space. This is the most common cause we see in King County homes.

Inadequate or damaged vapor barriers. A proper vapor barrier (6-mil poly or thicker) should cover the entire crawl space floor. Many older homes have no barrier, a thin one, or one that’s been torn and displaced over time.

Gutter and downspout failures. When gutters overflow or downspouts dump water at the foundation, that water migrates through the soil into the crawl space. This is especially problematic during our heavy fall and winter rains.

Plumbing leaks. Slow leaks from supply lines, drain lines, or water heaters in or above the crawl space create persistent moisture. Even small drips can produce significant water damage over time.

High water table. Some areas of King County — particularly in Renton, parts of Issaquah, and low-lying Bellevue neighborhoods — have high water tables that push moisture up through the soil.

Inadequate ventilation or over-ventilation. While conventional wisdom once called for open foundation vents, building science now recognizes that in our humid climate, open vents often introduce MORE moisture than they remove. Humid outside air enters the cooler crawl space and condenses on surfaces.

Solutions for Crawl Space Moisture

Exterior grading and drainage corrections. Fixing the source of water is always step one. We re-grade soil around the foundation, extend downspouts, install French drains, and address any surface water routing issues.

Vapor barrier installation or replacement. A heavy-duty vapor barrier (12-20 mil) covering the entire crawl space floor and sealed at the foundation walls dramatically reduces soil moisture vapor entering the space.

Crawl space encapsulation. The gold standard for moisture control — full encapsulation seals the crawl space from the ground and outside air with heavy-duty liner on the floor and walls, sealed foundation vents, and a dehumidifier to control humidity levels. This turns your crawl space from a damp, dirty space into a clean, dry, conditioned area.

Sump pump installation. For crawl spaces with active water intrusion or high water tables, a sump pump provides active water removal. We recommend battery backup systems for power outage protection.

Structural repairs. If moisture has damaged floor joists, sill plates, or subfloor, we repair or replace the affected structural members before addressing the moisture source. This is critical work that prevents ongoing deterioration.

Mold remediation. If mold is present, we perform professional mold remediation before any encapsulation or sealing work. Sealing mold inside a crawl space without remediating it first creates a worse problem.
