Transform Your Bathroom Into a Functional Retreat
A bathroom remodel is one of the smartest home investments in the Eastside market. Whether you’re updating a cramped guest bath, converting a tub to a walk-in shower, or building a spa-worthy primary suite, the right renovation adds daily comfort and serious resale value to your Bellevue, Sammamish, or Issaquah home.
At Prolific Design-Build and Restoration, we handle bathroom remodels from design through final walkthrough — plumbing, electrical, tile, cabinetry, fixtures, and everything in between. As a full-service design-build contractor, you get one team managing every trade, which means fewer delays, cleaner communication, and a better finished product.
Bathroom Remodel Costs in King County (2026)
Bathroom costs on the Eastside reflect our region’s higher labor and material rates. Here’s what homeowners are currently paying:
Basic bathroom refresh ($8,000–$18,000): New vanity, faucet, toilet, mirror, lighting, and paint. Existing layout stays the same, no tile or plumbing changes. Great for guest baths and powder rooms.
Mid-range bathroom remodel ($20,000–$45,000): New tile (floor and shower surround), updated vanity with stone countertop, new fixtures throughout, improved lighting, glass shower enclosure, and possibly a layout tweak. This is the most popular range for Eastside homeowners upgrading a primary or hall bathroom.
High-end primary suite renovation ($50,000–$100,000+): Complete reconfiguration with heated floors, freestanding soaking tub, oversized walk-in shower with multiple heads, custom double vanity, premium tile, and luxury fixtures. Often involves moving plumbing lines, expanding the footprint, or incorporating closet space.
Permits in Bellevue, Sammamish, and Issaquah are required for any plumbing or electrical changes and typically cost $300–$1,500. We handle all permitting and inspections.
Popular Bathroom Trends on the Eastside
Walk-in showers replacing tubs. The oversized soaking tub is losing ground to spacious, curbless walk-in showers with linear drains. They’re more accessible, easier to clean, and feel more modern. For primary suites, many homeowners are doing both — a freestanding tub as a design feature alongside a separate walk-in shower.
Heated floors. In-floor radiant heat is becoming standard in mid-range and above remodels in our market. The cost to add electric radiant heat under tile is typically $1,500–$3,500 for a bathroom — a modest add that transforms the daily experience.
Large-format tile. Bigger tiles (24×48 or larger) with minimal grout lines create a cleaner, more contemporary look and are easier to maintain. Popular in both floor and shower wall applications.
Floating vanities. Wall-mounted vanities with open space underneath make bathrooms feel larger and simplify floor cleaning. Often paired with vessel sinks or integrated countertop basins.
Natural materials. Stone-look porcelain, warm wood tones, matte brass and black hardware — Eastside homeowners are moving away from the all-white bathroom toward warmer, more organic aesthetics that complement Pacific Northwest surroundings.
Bathroom Remodel Timeline
A typical mid-range bathroom remodel takes 4–8 weeks. Here’s the general flow:
Week 1: Demolition. Removing existing tile, fixtures, vanity, and drywall as needed. This is when we often discover hidden issues — water damage behind shower walls, outdated plumbing, or subfloor rot.
Weeks 2–3: Rough plumbing and electrical. Moving or updating water lines, drain lines, and electrical circuits. Inspections happen at this stage.
Weeks 3–4: Waterproofing, cement board, and tile installation. Proper waterproofing is critical — this is where cheap contractors cut corners, and it’s the number one cause of mold problems in bathrooms.
Weeks 5–6: Vanity, countertop, fixtures, glass enclosure, and accessories.
Weeks 7–8: Paint, trim, final connections, cleanup, and walkthrough.
If we discover water damage or mold during demolition — which happens more often than you’d expect in older Eastside homes — we handle the water damage restoration and remediation as part of the project. If the damage is from a covered event, we can help you file an insurance claim to offset those costs.
Common Bathroom Problems We Fix During Remodels
Water damage behind shower walls. Years of poor grout maintenance or inadequate waterproofing membranes allow moisture to penetrate the wall cavity. We see this in a significant percentage of bathroom remodels on older homes.
Mold in wall cavities. Often discovered during demolition. The warm, moist environment behind a shower is ideal for mold growth. We handle professional mold remediation before rebuilding.
Outdated plumbing. Galvanized steel pipes (common in homes built before 1980) corrode from the inside, reducing water pressure and eventually leaking. A remodel is the perfect time to upgrade to copper or PEX.
Inadequate ventilation. Poor bathroom ventilation causes moisture buildup, paint peeling, and mold growth. We ensure every bathroom remodel includes properly sized and vented exhaust fans.
Subfloor damage. Toilet wax ring failures, shower pan leaks, and condensation can all damage the subfloor over time. We replace damaged subfloor sections and address the root cause before installing new flooring.
